BRICKWORKS SAYS

Perched on high, this four-storey house keeps on giving. Not only does this award-winning townhouse have thoughtfully designed spaces, but it also maximises light from every angle. There is a beautiful simplicity in the kitchen and dining room that spills out into the immaculate garden, surrounded by protected lime trees. And we love that the ever-changing seasons can be appreciated through the picture windows when relaxing in the living room on the first floor. It’s a blanket of green.

The views continue (and improve) on the upper levels. There are two versatile rooms and a modern bathroom on each floor. One of the top-floor bedrooms has an elevated, sloping ceiling and windows that optimise light without being overlooked. And if you haven’t had enough of the vistas yet, head on up to the secluded roof terrace, where you can enjoy spectacular scenes of the city skyline over to Alexandra Palace. It’s our favourite spot in the whole house.

As Connaught Gardens sits between three distinct and lively neighbourhoods –– Crouch End, Muswell Hill and Highgate – you won’t run out of eateries, pubs and independent shops to sample. You are also encircled by parks, making it the perfect spot if you want the best of both worlds: the exhilaration of the city and the peaceful tranquillity of open green spaces. And getting around is also a breeze, with Highgate tube station a short walk away through Queens Park.

THE OWNER SAYS

We’ve been extremely happy in our home, and if we weren’t moving out of the country, we wouldn’t be moving at all.

The house is quiet, as are our neighbours. The house is ideally located for getting to the tube to central London. And because of its design, it is very economical to run. Thanks to it being well insulated, we hardly use the heating at all. We’ve been very happy here and know anyone who purchases it will be too.

POINTS TO CONSIDER

Energy Performance Certificate:

Current Energy Rating C. Potential rating B.

Council Tax:

In the Borough of Haringey, the house falls into Band G (£3,300 in 2022/23)

Utilities:

Current monthly costs are approx. Gas £70, Electricity £55, Water £50.

Recent work:

The owners have made some considered enhancements during their time. For example, they landscaped the back garden, added artificial grass for easy maintenance, and decked the roof terrace. The carpets have been replaced throughout, and built-in wardrobes have been installed.

Getting around:

Well-positioned to access the Northern line at Highgate, arriving at Moorgate or London Bridge within 20 minutes. Turnpike Lane on the Piccadilly Line or the Overground at Haringey or Hornsey can also be easily reached, opening up more connection options.

Design:

Connaught Gardens is a multi-awarding winning development by Pollard Thomas Edwards Architects. Although different from the Edwardian houses surrounding it, the row of 7 homes blends in respectfully with its white rendered frontage and dark Cedar cladding to the rear.

Schools:

The house is in the catchment area for several Ofsted rated ‘Outstanding’ schools, including Muswell Hill, Our Lady of Muswell Catholic and Coldfall primary schools.

And finally:

A final highlight might be your daily commute to Highgate station. Cutting through Queens Woods reduces the walk to around 15 minutes – what a lovely way to start the day?

1 Victoria Stakes

The Victoria Stakes is an independent pub that is genuinely part of the local community. Refurbished following a fire a few years back, the disaster seems to have only galvanised the owners and clientele – it's come back better than ever. With a courtyard out back for summer feasting and first-floor dining room for more formal occasions, everything you could wish for from you 'local' is covered.

2 Alexandra Palace Farmer's Market

The Farmers market at Ally Pally has become an institution for local foodies. The range of produce is superb, and there are always some delicious morsels being cooked fresh on the day. And, if you're feeling fit, you can press on up the hill and be rewarded with one of the finest views of London to be found anywhere.

3 Toffs of Muswell Hill

This well-established fish & chip shop is a stomping ground for locals. The freshly-fried seafood isn't exactly a healthy option, but it is always lip-smackingly good. Eat inside the licensed restaurant where there is always a friendly atmosphere, or taken away and enjoyed at home. Either work for us.

4 Everyman Muswell Hill

This beautiful Grade II listed Art Deco building, built by English architect George Coles, was formerly an Odeon cinema. Recently taken over by Everyman, they’ve brought the space back to life with their signature lush seating and refurbished screens. Here you can enjoy a slice of pizza and drink while you watch from an array of entertainment options: mainstream and independent films, and screenings of live theatre and music events.

5 Cheeses of Muswell Hill

Cheeses of Muswell Hill does exactly what it says and does it incredibly well. With knowledgeable and passionate staff, a wide selection if fromagerie to choose from and a plethora of cheese-related stuff, it's a heaven for cheese lovers and general foodies alike.
