THE OWNERS SAY

Our favourite things about living here are the design of the building (inside & outside), the dimensions and quiet of the apartment itself and the location. Our three-metre high ceilings are always a wow factor when we have guests over and lend a great sense of space to the rooms. The apartment is well-insulated (to the point we do not often have the heating on, even in the winter). We are rarely conscious of the outside world when we are home, which is astonishing given we are in the middle of London.

Everything you could ever want or need is within easy reach, even internationally via the airports - we have been in our kitchen 60 minutes after disembarking from a flight into Heathrow. We have a huge range of transport options on the doorstep, with countless buses seconds away and tube and overground stations just a short walk from the front door. St Pancras International - gateway to Europe, the south coast or north to Scotland - is just a 15-minute walk or five-minute tube journey away. We have a huge range of shops here, too, from a huge Marks & Spencer food hall to a Whole Foods and countless independent eating options in between, to a myriad of clothing, music and everything-else shops scattered throughout Camden and Primrose Hill. There are also a multitude of live music venues and theatres within easy reach other than the West End, including the Roundhouse, Koko, the Jazz Café, Hampstead Theatre and the Almeida. We are a household of walkers, so we often wander down the canal to Coal Drops Yard at King's Cross or through Regent's Park to Marylebone High Street or St John's Wood.

On top of all of this, the icing on the cake has to be having the mighty green spaces and fabulous views of Regent's Park and Primrose Hill on your doorstep. The outdoor theatre and tennis club in Regent's Park are favourite spots in the summer, but we love the park all year around, especially when the Frieze arrives in the autumn and hearing the gibbons and lions as you wander by the zoo. We are also a short bus ride from Hampstead Heath, and the overground goes directly to Kew Gardens. We are not going to be going far when we move!

THE LEGAL BIT

While we strive to create true-to-life photographs, floor plans and descriptions, our marketing material is only a guide. Purchasers should always visit in person, ask relevant questions and triple-check details. Brickworks takes our duty of care incredibly seriously and takes all reasonable steps to ensure all presented information is correct. However, we sometimes rely on the accuracy of the information provided to us by the seller and others. Also, please note that we often round up/down total floor plan measurements and/or use approximate distances.

BRICKWORKS SAYS

Set on the ground floor of a converted 1930s electrical substation, this standout apartment leans into the characteristics of the building's industrial past, with soaring ceilings and expansive windows that flood the internal spaces in natural light.

The footprint is more than 1,000 square feet, and the fact it's laid out over one floor enhances the feeling of freedom and space. This is most evident in the living room –– at nearly 8m in length, the proportions are grand in scale and immediately compelling. Yet, the room still feels intimate, with clearly defined zones for cooking, eating and relaxing.

Stepping in, the apartment has an impressive entrance hallway, two good-sized bathrooms (including one en suite), and two comfortable double bedrooms. There is also ample storage, from fitted wardrobes and cupboards to a priceless storage room in the basement, where there are also a large number of secure spaces to store bikes. There is a place for everything, and everything has its place.

Camden Town is an iconic location, long sought out by visitors for its musical heritage, market stalls and the meandering canal. Yet, on closer inspection, it's easy to understand why this corner of London is such a great place to call home. Incredibly central, you can walk into the heart of London with ease, plus you have two of our greatest green spaces on your doorstep: Regent's Park and Primrose Hill. On top of that, there is an unbeatable selection of shops, cafés, bars and restaurants, from hidden gems to household names. And when you need to get further afield, St Pancras International is just five minutes away on the tube.

landmarks

1 Knowhere Special

This much-loved, underground nightspot has re-opened after prohibitive rents saw it close in 2015. We are delighted. And so too are the rest of the north London bar flies.

2 Curzon Cinema Camden

The Curzon cinema in Camden is built under a London Underground line, with five screens tucked under the railway arches in Camden Market's Hawley Wharf. A bit of a hidden gem, this cinema is focused on the overall experience with great snacks (including all-day pizza) and a lively bar. Screens are available for private hire.

3 Sams' Café Primrose Hill

Sams' Café is the kind of place you want to live nearby. This unpretentious, classic café serves up delicious food and wine, from breakfast to dinner, in surroundings that instantly put you at ease. They also have an Artist in Residence programme, where local artists can exhibit their work and invite potential agents and buyers without having to pay for gallery space.

4 The Little One

The Little One is so little you might miss it. Thankfully, there is usually a winding queue outside, which helps track it down. If you time it right, there are a couple of outdoor seats, but the focus is on takeaway. Monmouth beans rub shoulders with homemade crepes and muffins to die for –– all served by some of the friendliest staff in North London.

5 Primrose Hill Books

Everyone has a favourite bookshop (or two), and Primrose Hill Books is one of ours. Set along Regent's Park Road, one of London's most picturesque parades, Primrose Hill Books is a stellar independent offering an eclectic mix of new and second-hand books. The fact you are moments from Primrose Hill and Regents Park, and their welcome diversions, is an added bonus.
